Building Manager -Student Accommodation

Purpose: Oversee the maintenance function of a student accommodation building, supervising in-house maintenance staff and ensuring all technical work meets required standards.
Key Responsibilities:
- Supervise and manage day-to-day activities of the maintenance team (plumbers, electricians, general maintenance staff)
- Inspect and sign off on plumbing and electrical work completed by the in-house team to confirm it meets code and quality standards
- Conduct regular building inspections (daily, weekly, monthly, and annual)
- Develop and manage preventative and reactive maintenance schedules
- Plan and coordinate small-to-medium building projects (renovations, upgrades, refurbishments), including timelines and budgets
- Liaise with external contractors and service providers when specialist work falls outside the team’s capability
- Ensure maintenance jobs are logged, tracked, and completed within agreed timeframes
- Manage maintenance budgets, stock, and equipment usage, ensuring cost control without compromising quality
Oversee health and safety compliance across all maintenance and building operations
- Support high-turnover periods (student move-in/move-out) with additional planning and manpower coordination
- Liaise with property/facilities managers on operational issues and building performance
Maintain records of maintenance work, inspections, and contractor sign-offs
Requirements:
- Grade 12 (Matric) essential
- Trade qualification advantageous (plumbing, electrical or general artisan)
- 4–6 years’ experience in maintenance or facilities management
- Prior experience in student accommodation, hospitality, or residential property environments preferred
- Strong working knowledge of building systems — plumbing, electrical, and general infrastructure
- Basic project management skills (planning, budgeting, timelines)
Strong leadership and staff supervision skills
